Penetrating damp can be a real problem in many homes, especially in older properties. It needs to be caught early – the longer it’s left, the more of a headache it becomes as it gets worse!
It is typically caused by structural problems in a builidng, such as defective guttering or roofing, or cracks in the walls caused by constantly being soaked with water. It can additionally be caused by internal leaks, such as in pipes under a sink or bath. The damp will usually expand horizontally across walls and ceilings.
How to identify it
You can usually identify penetrating damp by checking for the following:
- Saturated timbers
- Damaged plaster
- Black mould growth
- Watermarks on the masonry
What do I do next?
If you think you have penetrating damp in your property, you should arrange an inspection in order to identify the source. Following this, a decision can then be made regarding repairs or replacements needed.
If you spot one of the features above in a property that you are looking at buying, you don’t have to immediatly look elsewhere – get a home survey! The surveyor should identify the penetrating damp, however, you should mention it to them beforehand, just to be sure. They can then give you advice on dealing with the issue.
