Sanctioned by the Royal Institution of Chartered Surveyors the HomeBuyer Service, in a concise format, covers the following:

• Inspection of each element of the property by a qualified Chartered Surveyor
• Focuses on any major faults, risks and significant matters
• Identification of urgent problems that may require further action including recommendations for any further specialist reports
• Condition rating summary of each element within the report
• Results of testing to walls for dampness and timbers for damage including woodworm and rot
• Estimated cost of rebuilding for insurance purposes
• A valuation is included to assess if the property is a reasonable purchase at the agreed price

The length of time the inspection takes is dependent on the size of the property and the extent of any identified defects, but will usually be at least 2 hours. The report will clearly indicate any actions, based on the risk, to be taken before contracts are exchanged.

The report will usually be ready within 3 working days. We email as well as post a copy for greater speed and efficiency.
