Is My Home at Risk of Flooding?

Is My Home at Risk of Flooding?

As you are likely already aware, there is currently a significant amount of uncertainty within the housing market. Especially when it comes to damages as a result of unforeseeable occurrences such as floods, fire, subsidence etc. In fact, according to RICS (Royal Institution of Chartered Surveyors) the risk of flooding is on the rise, due to climate change. However, despite their unpredictable nature, there are still several measures you can take to easily ensure that your home is protected from any such event.

How can I identify if my house is at risk of flooding?

All Homebuyer reports and Building Surveys will contain a brief section that comments on the typography of the area surrounding the property. Any observations made regarding the region’s susceptibility to flooding will be in direct relation to both the history of the local area and any available flood maps. However, if you are particularly concerned about your home’s risk, you can always raise this with the surveyor (prior to the inspection) and they will strive to pay special attention to this during the survey.

You can also find out if a property is in danger of regular flooding by making use the following websites: gov.uk, Environment Agency or Natural Resource Wales.

What measures can I take to protect my property?

Surveyors will not only identify the risk of flooding, but they will also offer advice on the best measures to take in order to alleviate your concerns. Whilst they won’t be able to offer specific recommendations, they can point you towards the relevant governing bodies and institutions. In addition, our surveyors will give you a call within 24 hours of your inspection taking place, allowing you to follow-up on any general concerns or specific queries.

What’s more, you can further avoid uncertainty by taking the precaution of signing up to national flood warnings on the gov.uk site. Simply click here to register.
