Are Outbuildings Covered by a Property Survey?

If you are about to buy or sell any form of residential property, then you will undoubtedly benefit from the independent advice of a RICS approved Surveyor. As many experts will agree, obtaining one these reports will help you to reduce future expenditure as well as giving you greater confidence in the overall transaction. Nevertheless, if you are unfamiliar with the surveying industry or even a first-time buyer, you may be wondering which aspects of the property (i.e Outbuildings, Cesspits, Etc) a Survey will cover and the level of detail it presents.

It is for this reason that the team here at White Horse Surveyors have put together the following article, clarifying the elements that will be covered by our products and to what extent…


Yes – our inspections will take any accessible areas into consideration, including any permanent outbuildings situated within your property. This includes:

  • Garages
  • Leisure Facilities (Saunas, Gyms, Indoor Pools)
  • Summer Houses
  • Significant Greenhouses
  • Etc

However, you must advise the use of outbuildings at the time of booking, otherwise the surveyors will not consider them in their report. Depending on the size of these outbuildings, their inclusion can incur additional charges.

It should also be noted that our Surveyors will only assess these areas if they are safe to inspect. If any outbuildings are especially dilapidated, run-down, or not easily accessible they will not be commented on in the final report.


Where possible – our Surveyors will observe chambers (if the cesspit is safe and accessible) and include any clear defects or findings within their report. Although these will only be casual observations and for any kind of substantial advice on such elements, we would recommend that you also contact a specialist in this field.

Non-traditional properties

Yes – for most unconventional homes, our experienced Surveyors will be able to accurately assess the condition and/or value of the property. Moreover, because many Lenders have widely different criteria for supplying non-traditional homes with Mortgages, we can offer independent advice on its suitability for these loans.

This includes properties that fit into the following methods of construction:

  • Steel Frame Homes
  • Concrete Houses
  • Etc

The only non-traditional properties that we will not be eligible for a Survey include a few highly specialised homes. Such as the following:

  • Park Homes
  • Prefabricated Properties

Non-Invasive Inspections

As we have previously mentioned in this article, all our property reports are a non-invasive service – this means that we will only inspect any clear interior and exterior elements of the property. Including comments on obvious cases of damp, subsidence, rot etc.

Nevertheless, if you have any concerns about the property, we strongly recommend that you mention this to the surveyor prior to their inspection. This way, they will be able to pay special attention to the specific item of concern and incorporate their findings and/or recommendations into the report.
