With social distancing, mask wearing and regular hand sanitation becoming the new normal, you may be wondering how familiar processes such as house viewings have transformed over the last year.

Virtual Property Viewings
One of the major changes has been a significant rise in the number of buyers utilising virtual property viewings as opposed to in-person visits. These provide a great opportunity for the Buyer to get an initial viewing before deciding to physically view the home later down the line – saving time in their search and allowing them to short list potential properties. Many property websites already provide virtual tours as part of their standard listings.
Therefore, it is a good idea to prepare for this possibility with your own home.
There are several ways that you can conduct these sessions, but the two primary options for most Sellers will be either:
- Videos and/or Photographs – Due to their accessibility and the prevalence of smart phones, these have become highly popular with prospective buyers looking to get an idea of what the property will look like in its natural state.
- Video Conferencing Software – Similarly to photos and video, apps such as Zoom and Microsoft Teams make these a very popular option. Especially as the seller can answer any questions they may have.
- 3-D Cameras – Although less common than the previous two options, 3-D Cameras allow potential buyers to see the property in a full 360-degree, high quality, and interactive walkthrough. Allowing buyers to choose their own custom tour route.
Provide PPE and Open Cupboards/Drawers
If it is not possible to conduct a virtual viewing of the property, or the prospective buyer wants to see the house in-person before committing to the purchase, it is important to provide suitable Personal Protective Equipment (PPE). This includes:
- Face Coverings (Fabric Mask or Shield)
- Disposable Gloves
- Hand Sanitizer
In addition, you should also reduce transmission via surfaces by limiting the number of items that the viewer must touch. One of the best ways to do this is by making sure that any cupboards and/or drawers are opened prior to viewing. Although this will not avoid the issue entirely, it will be another useful precaution to make the viewing COVID safe. It is also worth opening any doors or windows to maintain good ventilation and reduce the risk of COVID-19 (in-line with government guidance).
Not only will these measures ensure those viewing the property that they are safe, and all necessary precautions have been taken but it is also a great exercise in credibility. By demonstrating that you are serious about the safety of your viewers, any potential buyer will be far more likely to see you as a reputable seller that they can trust.
